How to request documents for $125 or less

Record the date you received the itemized statement. Make the request in writing within 14 calendar days and identify the statement and deductions. Ask for the documents described by Civil Code section 1950.5 rather than sending a vague request for proof.

What if the landlord used an estimate?

A good-faith estimate can be used when work cannot reasonably be completed or documentation is unavailable within 21 days. The landlord generally must complete the documentation requirements within 14 calendar days after finishing the repair or receiving the documents.

Track the estimate, completion date, final invoice, final statement, and additional refund separately. If the final amount changes, update your reconciliation rather than comparing only the first and last totals.
